If you plan to bring a pet, please add them to your reservation in advance so they can be approved and our cleaning team can prepare accordingly, as a deep cleaning is scheduled after any pet stay to ensure the property is properly sanitized for the next guest. Pets are not allowed on beds, couches, or furniture unless otherwise noted for that specific property. If you leave the home and cannot guarantee your dog will stay off the furniture, we kindly ask that you crate them or bring your own protective cover for the couch. If there is evidence of pets on furniture, an additional fee may apply, as special equipment may be needed for cleaning. Guests are responsible for cleaning up after their pets right away, both inside and outside, including the front yard, backyard, and during neighborhood walks. If pet waste is found on the property after checkout, an additional cleaning fee may apply. Any pet waste left behind, damage caused by a pet, or violation of the pet policy may result in additional cleaning, repair, or penalty fees. Guests must park only in these designated spaces and follow all parking instructions provided before arrival. Guest and unassigned parking areas are for general guest use only. Under HOA rules, commercial vehicles, Class C vehicles, RVs, trailers, boats, and other oversized vehicles are not permitted in guest or unassigned parking areas unless specifically approved in advance. Parking anywhere other than the designated spaces may result in warnings, towing, fines, or HOA violations. Guests are responsible for any towing charges, fines, HOA penalties, or damages resulting from failure to follow the parking rules. Although this is a safe neighborhood, please remember to lock your vehicle and all property doors when leaving. The host is not responsible for any vehicles or belongings left on the property. (Please refer to the exterior photo in the listing.) By booking Guest understands there is heat through a Nest, though Air conditioning is not able to be centralized based on layout of ductwork. Based on this, the AC is available through: 1) canopy bedroom window unit 2)main living area stand alone 10,000 BTU unit (where must be near window to be connected. Blackout curtains and overhead fan assist in the late afternoon direct light. 3) master bedroom stand alonunit (where must be near window to be connected. Blackout curtains assist in keeping late afternoon direct sunlight from being excessive. While this is seasonal and the air nightly even in Summer can cool off to the 60's, the afternoons do get direct light and can be managed this way to be comfortable using these Air conditioning and shades. 📝 Guests must book directly vs. through another party or some on behalf of guests. 🚫 Prohibited Items The use of fireworks, firearms, illegal drugs, and hazardous materials is strictly prohibited on the property. 👝NO HOLD OVER POLICY You are not permitted to stay beyond your reservation dates without host approval. If you remain on the vacation rental property beyond the time and date of check-out, you agree and consent to be removed and locked out of the vacation rental property by host, its representatives, and/or law enforcement. You further consent to permit the host to remove your personal belongings to a location of the Host's choice, where you may retrieve them. 🔒 Security & Safety: Although this is a safe neighborhood, we kindly ask that you lock all doors and windows when leaving the home. The owner is not responsible for any loss of or damage to guests’ personal belongings. Tampering with or disabling any safety device, including smoke detectors and carbon monoxide alarms, is strictly prohibited. 🤫 Quiet Hours & Neighborhood Respect Being a good neighbor is important to us. Strict quiet hours are from 9:00 PM to 7:00 AM. We are located in a quiet neighborhood, and this home is not intended for parties or events. Out of respect for our neighbors, no loud or excessive music is allowed at any time of day. Guests must keep voices, music, and other noise at a respectful level, both inside and outside the home, especially during quiet hours. Any sound that carries beyond the property line, shared walls, balconies, patios, hot tub areas, or outdoor spaces may be considered a violation. Repeated or excessive noise complaints, or any disturbance that violates community rules, may result in warnings, additional charges, HOA fines, or early termination of the reservation without refund. Please enjoy the space respectfully and keep music, conversations, and activities at a reasonable volume, especially outdoors. Thank you for helping us maintain a good relationship with our neighbors. 🚭 No Smoking Policy Smoking, vaping, marijuana use, and the use of any smoke producing substances are strictly prohibited inside the home. Smoking is only permitted outdoors and must take place at least 10 feet away from all doors, windows, balconies, patios, and entry points. Guests must properly dispose of cigarette butts and smoking materials. Any evidence of indoor smoking, including smoke odor, marijuana odor, ashes, cigarette butts, burns, residue, or stains, will result in an additional fee of $500 to $1,000, depending on the severity of the violation, to cover damage, deep cleaning, odor remediation, HOA fines or loss of revenue if the home cannot host the next guest.
